What it costs in 2026, and what most quotes leave out
Villa interior design and fit-out in Dubai generally runs AED 180 to 350 per square foot for standard to mid-range specification, and AED 350 to 600 or more per square foot at premium and luxury level. A 5,000 square foot villa therefore falls somewhere between AED 900,000 and AED 3 million, depending almost entirely on specification rather than size.
Design-only engagements are usually priced at 10 to 20 percent of project budget, or AED 75 to 400 per square foot as a standalone fee.
Two things distort most quotes. The first is that interior design and turnkey fit-out are frequently quoted as though they are the same thing, when one is drawings and the other is a delivered villa. The second is that authority approvals, developer NOCs, community deposits and 5 percent VAT are often excluded from the headline figure and appear later.

Cost drivers
Specification, not square footage, is what separates AED 250 per square foot from AED 600. The same villa can be delivered at either figure. These are the six factors that move a quote most.
Kitchens, wardrobes, wall panelling and media units typically account for 25 to 35 percent of a residential fit-out. Bespoke joinery in quality veneer costs several times a modular equivalent, and it is usually the largest single line in the BOQ.
Imported marble against porcelain across 5,000 square feet is frequently a swing of AED 200,000 or more on its own. Engineered timber sits between the two.
Relocating kitchens or bathrooms means rerouting drainage, water and electrical services, which triggers structural drawings and a fresh authority submission. This is the most common reason a quote moves after signing.
Removing or moving load-bearing elements requires a structural engineer, revised drawings and authority approval. Budget for the professional fees and the programme, not only the construction. Where a brief asks for the layout to follow Vastu principles, settle the directional planning before any structural line is priced, because reworking it afterwards moves both the drawings and the cost.
Often excluded from fit-out quotes entirely. Furnishing a villa to match a premium interior typically adds AED 300,000 to 800,000, with appliances a further AED 50,000 to 200,000.
Compressed timelines mean overtime, parallel trades and expedited procurement. A three-month villa delivered in six weeks costs materially more than the same scope run at a normal pace.

Add 5 percent VAT to all figures. Palm Jumeirah and Emirates Hills villas at full bespoke specification regularly exceed AED 3 million regardless of footprint.

Always ask whether a quote is inclusive of VAT and approvals. On a AED 2 million project, the difference between an inclusive and an exclusive quote is well over AED 100,000.
